Questions agents ask.
Does virtual staging help a listing sell?
Empty rooms photograph small and cold, and buyers can't judge scale without furniture. Staging shows how a sofa fits the living room or a bed fits the primary, which is what buyers scrolling listings are trying to work out.
Will it look real?
We match each room's perspective, light and shadows and keep furniture to true scale. You see every photo before it goes on the MLS, and each one includes a revision.
Can you match a style I have in mind?
Yes. Pick Custom in the order form and send a Pinterest board, a few photos or a short description. We confirm the look with you before we stage, then match it across every room.
Will all the rooms match?
Yes. We stage every room in a listing together, in one style, so the photo set reads as one home.
How long does a big listing take?
Packs of up to 12 photos come back within 24 hours. For bigger listings we confirm a delivery time when we confirm the order.
Is there a contract or minimum?
No contract. Single photos have a 3-photo minimum, and the Agent Plan is month to month, so you can cancel any time.
Is it allowed on the MLS?
Yes, when it's disclosed. Every staged photo is labeled "Virtually Staged" and comes with a page of originals, which covers California AB 723. Some MLSs add rules on captions or photo order, so check yours.
What photos work best?
Professional listing photos of empty rooms, shot level and wide, at full resolution. Phone photos work when the room is well lit and the camera is held at chest height.
What if I don't like a photo?
Every photo includes one revision. Tell us what to change, like a darker sofa or no rug, and you'll have it within 24 hours. Extra rounds are $10 per photo.
Can you remove existing furniture?
Yes. Clearing an occupied room before staging is $15 more per photo. We never remove or cover anything permanent, like built-ins, fixtures or damage.
Do you only work in San Diego?
We're based in San Diego and style for these neighborhoods, but the work is remote, so we take listings anywhere. Our disclosure pages follow California rules.
